📋 Document Checklist for RERA Registration Applicable for Individual Proprietor.

✅ 1. Personal Documents of Proprietor


  • PAN Card of Proprietor (Mandatory)

  • Aadhaar Card of Proprietor

  • Passport-size Photograph

  • Address Proof (Electricity Bill / Bank Statement / Driving License)


✅ 2. Business / Proprietorship Documents


  • Declaration of Proprietorship (on letterhead or affidavit format)

  • GST Registration Certificate (if applicable)

  • Shop & Establishment Certificate / Udyam (MSME) Registration (if available)

  • Firm Letterhead and Stamp Specimen



✅ 3. Project-Related Documents


  • Land Title Deed(s) – Registered Sale Deed / 7/12 extract / 8A / Index II

  • Encumbrance Certificate (EC) or Search Report

  • Title Clearance Certificate from Advocate

  • Land Ownership Proof / Allotment Letter / Development Agreement / POA (as applicable)

  • Approved Layout Plan & Building Plan from Competent Authority

  • Commencement Certificate / NA Order / BU Permission (if applicable)

  • Latest Property Tax Receipt / Khata Certificate

  • Estimated Cost of Land & Construction (Certified by CA)

  • Architect Certificate (Approved layout & design confirmation)

  • Structural Engineer Certificate (Project structure safety confirmation)

  • Project Location Map and Google Earth Coordinates



✅ 4. Financial Documents


  • PAN Card of the Proprietorship Firm (if different from proprietor)

  • Audited Balance Sheets (Last 3 years, if available)

  • CA Certificate for Project Cost & Source of Funds



✅ 5. Affidavits & Declarations


(To be prepared on ₹300 Stamp Paper & Notarised)


  • Affidavit cum Declaration under Section 4(2)(l)(D)

  • Affidavit for Non-Discrimination Policy

  • Affidavit for Legal Title & Land Rights

  • Declaration for No Encumbrance

  • Declaration of Estimated Project Completion Timeline



✅ 6. Other Required Documents


  • Project Website Details (if applicable)

  • CRM System Details (if available)

  • Parking & Amenities Plan

  • Draft Agreement for Sale

  • Draft Allotment Letter

  • Draft Conveyance Deed

  • Draft Application Form

  • Please self-attest all the submitted documents.

  • Ensure that scanned documents are clear and in PDF format.

  • Additional documents may be requested depending on project nature or Gujarat RERA requirements.

  • Consultant will assist in drafting required affidavits and declarations.
